NOTE: Manually set-up rules in Booking.com’s extranet by the Booking.com customer service will override BeeRent rules. We always suggest you remove all manually set-up rules in Booking.com extranet so BeeRent can completely synchronise all properties (rate plans, additional costs…).
When the synchronization between your BeeRent account and the Booking.com portal is successfully complete, keep in mind that your accommodation units will also be automatically displayed on these Booking.com sub-portals:
Connection
If you are Premium or Premium Plus user, and you already have a property on Booking.com that you want to connect to Beerent, feel free to contact us on customerservice@beerent.com to make an import of your content directly from Booking.com and save your time!
Step 1.
To begin the connection process, go to the Channels page in BeeRent, find the Booking.com window and click on the Connect button.

Note: We advise you to click the Connect button only once, otherwise, by clicking it more times you will cancel the already started connection process.
After you have clicked on the Connect button, a window will pop-up where you need to read and agree with the terms of use for both BeeRent and Booking.com. Mark the boxes for both platforms and click on the Next button.

In the following window, you need to enter the commission percentage.
Note: This is an informative commission percentage used to calculate earnings in Beerent. The real commission rate must be clarified with Booking.com DIRECTLY. Please enter the same commission percentage you and Booking.com agreed upon to take full advantage of Beerent.
After you have entered the percentage, click on the Confirm button.

Instead of the initial setting of the Connect button, it should now be written Disconnect here.

When the connection is established, your listings are still NOT visible or synchronized on the Booking.com channel.
Step 2.
The next step is to, in BeeRent, go to the unit you wish to connect, in the Calendar section open the calendar (set to the available setting) for a minimum of 30 days.

Then go to the Prices section, find the Booking.com section and enter the prices in the price list for a minimum of 30 days in advance.
If you wish to synchronize more than one unit, it is necessary to repeat this process for every unit separately.

Please, make sure that in the Prices tab in BeeRent, the Booking.com price list is listed as Connected. If it says Disconnected in the Booking.com price list section, click on the Disconnected button, mark Connected and click the Confirm button.


NOTE: Existing properties should start with the request to connect through the extranet of Booking.com, while the completely new properties are sent from BeeRent -> Channels -> Booking.com.
Existing listings:
- Map all the units inside the hotel (except the units that are mapped to a third – party PMS). Under BeeRent -> Channels -> Booking.com click on the setup button to rotate the window.


- You need to send a request to start the connection through the extranet of Booking.com (Account – > Channel manager); in case you own more than one hotel/ property you need to send a request for every property separately.
- BeeRent will confirm the connectivity request in less than 12 hours.
- Confirm the request to connect with BeeRent through the Booking.com extranet: Hotel -> Account -> Channels) after BeeRent has confirmed the connectivity.
There are two possible ways to connect:
1. Prices and availability
2. Prices, availability and content – for this type of connectivity, please contact us at customerservice@beerent.com.
For travel agencies, BeeRent has prepared a special spreadsheet for delinquency. If you are a travel agency or a larger owner, please contact our customer service at customerservice@beerent.com to get an account manager assigned to you.
New listings:
- In case you have a new property you wish to connect, send us a notification on our e-mail: customerservice@beerent.com.
- BeeRent will send a request to make a new hotel listing to Booking.com. The facility will be reviewed by Booking.com’s editors and will be moved to a ready-to-open status if complete.
- After the facility has been reviewed by Booking.com and moved to a ready-to-open status, it is ready to receive new reservations.
Note: All facilities must be complete and active in BeeRent to be confirmed by Booking.com.
How can I connect an existing Booking.com Hotel to the BeeRent channel manager?
If the following option is not available, please contact Booking.com through the ̋Inbox card tab. To connect to the BeeRent channel manager, click the Account button in the upper right corner of your extranet and select Channel manager from the drop-down menu.

Choose BeeRent as a provider. All you need to do after this is to click on the Start button and follow these five steps:
Step 1 – Choose BeeRent and select a connection type
Select the Full connection connection type – both reservations and availability are processed via your channel manager.
Step 2 – Accept the XML Service Agreement
Read the XML Service Agreement, then tick the field I have read, accepted and agreed with the Terms & Conditions and click Accept.
Step 3 – BeeRent confirmation
After you have accepted the agreement, BeeRent receives an email with your information and connectivity request.
BeeRent accepts that all the settings are complete on its side.

Step 4 – Accepting
After BeeRent confirms the settings, you will get a notification in the Inbox tab on Booking.com website.
You need to confirm that you wish to connect to BeeRent and enable it to manage specific processes (according to the type of connection you chose in Step 1).

Step 5 – Connection activated
Once the connection is confirmed, the status changes to Active. Your Booking.com profile is now linked to your BeeRent account and you are ready to receive reservations.

How can I switch from another channel manager to BeeRent?
If you wish to replace your current channel manager with the BeeRent channel manager, follow the steps below:
Step 1
Log in to your Booking.com extranet and click on the Account icon in the upper right corner. Select Channel Manager from the drop-down menu.

Step 2
Click on the Deactivate button to cancel the connection with your current provider. Please, review the contract you have with your current provider, since you may have to cancel the connection with the provider directly.
Step 3
On the same page you will be able to choose BeeRent as your new provider, and then follow the same steps as previously explained for linking the existing Booking.com hotel.
Once the connection is confirmed, the status changes to Active. Your Booking.com profile is now connected to your BeeRent account and you are ready to receive new reservations.
Note: To be able to connect a property from BeeRent to your Booking.com account, the prices must be defined for at least 30 days in advance, and the calendar must have at least 30 dates open for reservation (set to the Available status).
Rate plan Mapping
Note: If you wish to activate a Non Refundable or Flexible price-list, or some other rate plan that you haven’t used yet, besides entering your prices in the Prices page you need to make some kind of change on the Apartment Complex level. For example, in the description of the complex add a dot (.) or a comma (,). Once the change has been made, the new rate plan will activate on Booking.com
Once you have successfully connected your BeeRent account to the Booking.com sales channel, you need to connect appropriate Rate plans. To do that, click on the Channels page in the BeeRent platform.

Next, in the Booking.com window click on the Settings button.

In the Hotel-Room mapping column click on the Yes button if you wish to connect your property to the Booking.com sales channel.

In the next step enter all required data and click on the Save button.

Once the property connection is successful, in the Rates column click on the button that shows at which part of the rate plan mapping process you are at. A new window will open with a Rate plan table from Booking.com and its policies.

In the Rate plan column choose a rate plan from BeeRent that you wish to connect to a rate plan from Booking.com.

Click on the Save button to save the mapping. If you connected all Rate plans, in the Rate plans column on the Channels page the status will be Fully mapped, and by clicking on that button you can later change the settings:

Note: Once you connect via the BeeRent Channel Manager to the Booking.com portal, you can change and edit the price list and calendar exclusively in the BeeRent Channel manager, rather than doing it through the Booking.com extranet. Also, the realistic state of the calendar will be visible only within BeeRent. The reason for this is that our link type has a LOS connection with Booking.com.
If you have existing reservations on the Booking.com sales channel before your connection with us, please contact us to make an import of your reservations, so that the situation within the platform will be more apparent to you.

Amenities and extra fees
Booking.com commission for amenities and service charges
Extra costs on Booking.com such as housekeeping, bed linen, etc and service charges are included in the final commissionable amount. Commission is charged in one complete final price (i.e. room rates plus applicable fees).
For an amenity to be included in the price while booking accommodation, you need to choose the Pay at booking and Mandatory options. However, there is a difference depending on the synchronization option you chose while connecting your object to the Booking.com portal:
- If you connected only the calendar and the price list from your object to Booking.com, and you choose the Pay at booking and Mandatory options, the system will calculate the additional charge to the price of your accommodation, which means it will not be visible separately as an additional charge. For example, the price of the accommodation is 100€ and the deposit is 100€, the total amount will be 200€ – this is the amount the guest pays when confirming the reservation.
- If your object is on a Content link (you have synchronized the entire contents of the object connected to Booking.com) in the total amount of the reservation the additional charge will be visible. For example, the guest will see that the total amount of the reservation is 200€, but will be able to see that the accommodation is 100€ and the additional price for the deposit is 100€.

For those who are not using Booking.com’s payment service
If you are using any other payment service to charge your guests credit cards in any way, and not Booking.com’s payment service, Booking.com requires you to change your property settings in their Extranet.
If you are using the BeeRent Pay payment service on Booking.com, follow these steps:
- Open the object in your Booking.com Extranet
- Click on Property, then on Facilities and Services
- Click on the right side, where it says ”Pre-authorization settings”
- Answer the question with: NO
- Save changes
Note: Because of different systems and discounts calculation processes, there is a possibility that there will be a difference in the final price between BeeRent and Bookign.com. In some rare instances, the final price can vary from -5% to 5% in difference from the expected price.
