NOTE: Previously set-up discounts in Airbnb will override BeeRent discounts. We always suggest you remove all previously set-up discounts in Airbnb so BeeRent can completely synchronize all properties (rate plans, additional costs…).

How to Connect to Airbnb

To connect your Airbnb profile to your BeeRent account, please first create an account on the Airbnb platform, and then follow these steps:

Step 1

Open two parallel windows, one where you are logged in to your BeeRent account, and one where you are logged in to your Airbnb account.

Step 2

In your Airbnb account click on Profile and choose Edit Profile button. Then click on View Profile button and on the top of your browser, in the URL bar, you will see the owner ID at the end of the URL.

Find and copy your owner ID from Airbnb, go to your BeeRent platform, click on Channels, find AirBnB as a sales channel, and in the Airbnb window click on the Connect button.

Note: We advise you to click the Connect button only once, otherwise, by clicking it more times you will cancel the already started connection process.

Step 3

A window will appear where you need to accept the terms of use of Airbnb and of the BeeRent platform, after that click on the Next button.

Step 4

In the window that appears next, click on the Yes button.

Enter the email you log in with to Airbnb and the Owner ID you copied in Step 2.

Follow the further instructions on the BeeRent platform, once you fill in all the requested information and click on the Connect button you will be redirected to Airbnb. Here you need to agree to the Airbnb Additional Terms of service and click on the Allow button. 

When you allow the connection, the window will disappear and the connection request is completed. The connection is successful once you are redirected back to the BeeRent platform.

At the end of the process, in the BeeRent platform, in the Channels section for the Airbnb sales channel the status will be changed to Connected.

Step 5

After completing these steps, in the price list on the BeeRent platform enter the prices for the Airbnb channel, and switch the status of the Airbnb price list to Connected.

Step 6

Wait for a few hours for the units to appear, and then follow the last few steps.

Note: You will receive an email from Airbnb that the transfer of the objects is complete, and that you can preview them and synchronize them. Please, DO NOT click on Publish listings button in the email, it is important to log into your Airbnb account!

In your Airbnb account, under the Listings section, you will see a message. Click on the Review listing button or on the beeRent CM sync button.

You can choose between the options to Sync Everything or Sync Limited.

If the units already exist on Airbnb, on their website click on Listings, then on BeeRent Channel Manager, highlight the desired units, in the field that says New Listing choose the existing units on Airbnb you wish to map them with. Click on Limited Sync, and in the end, click on Publish.

If the units do not exist on AirBnB, on their website click on Listings, then on BeeRent Channel Manager, mark Create a new listing, then Full sync and lastly, click on Publish.

Note: To be able to connect your account as Full sync, all of the information that BeeRent requires must be entered on your account in the BeeRent platform.


Map and Sync Settings

Sync Everything

First, Airbnb imports all your listing data

For new listings:

  • BeeRent will create the Airbnb listings;
  • Any changes to listing data from BeeRent will be reflected on Airbnb.

For existing listings: 

  • For listings that already exist on Airbnb, you can map imported listing data to an existing listing from BeeRent;
  • For listings that already exist on Airbnb, the content from BeeRent will erase and replace any content on the Airbnb listing;
  • Everything will be managed via BeeRent including rates availability, descriptions, photos, and content.

Your reviews and ratings will remain intact.

Sync Limited

First, Airbnb imports all your listing data.

 For new listings:

  • The first limited sync will sync all data (to create the listing);
  • Subsequent syncs will sync only rates and availability.

For existing listings

  • For listings that already exist on Airbnb, you can map imported listing data to an existing listing;
  • In this case, Limited Sync only syncs rates and availability from BeeRent;
  • Descriptions, photos, amenities will need to be edited in Airbnb.

Your reviews and ratings will remain intact.

Note: You can toggle your sync settings at any given moment from Sync Everything to Sync Limited and vice versa.

In case some listings failed to import

Some listing may fail to import, the error will be listed next to the listing and it may be related to an error from your third-party system or the Auto Approval Criteria.

Auto Approval Criteria

In order for the listings to be publishable, they must meet Airbnb minimum quality standards.

Listings that do not meet these criteria will be auto-rejected:

  • 7+ photos at a minimum resolution of 800×500 pixels;
  • 5+ amenities;
  • 50+ characters in the description field;
  • 30+ days of availability over a 12 month period;
  • 8+ characters in the title field;

Cancelation policy

The Cancelation policy is set to Strict (full refund if cancellation is within 48 hours of booking). If the client wishes, this option can be changed by sending a request for Airbnb cancellation policies.

Airbnb allows hosts to choose among three standardized cancellation policies (Flexible, Moderate, and Strict) that we will enforce to protect both guest and host alike. The Super Strict cancellation policies apply to special circumstances and are by invitation only. The Long-Term cancellation policy applies to all reservations of 28 nights or more.

Each listing and reservation on our site will clearly state the cancellation policy. Guests may cancel and review any penalties by viewing their travel plans and then clicking Cancel on the appropriate reservation. A host will be able to see the number of reservations a guest has cancelled over the previous 12 months when the guest submits a request to book.

Airbnb offers a list of cancellation policies, among which you can choose the one that suits you the most, one billing policy, and you can only list one rate plan at a time.

Reservations

As soon as you connect a unit with the Airbnb sales channel to an already existing unit on that channel, our system will automatically import the reservations you already had on that channel before connecting, but only the ones with the Check-in date after the connection was established. In that unit’s calendar on the BeeRent platform, for the dates you already had reservations before, it is important to set the status to Booked so that overbookings cannot happen. When importing your earlier reservations, your guests will not receive any notifications.

Once all the reservations have been imported, our service will collect the received reservations and import them into the Beerent platform, over a certain period of time.


Helpful additional information

Property type

Airbnb doesn’t support property types like Holiday Park, Resort, Hotel, and Hostel. If you want to connect your account with AirBnB, please choose some other room type.

Airbnb prices input

Airbnb works differently from other channels when it comes to additional personnel costs. In the Airbnb price list, you can not create different prices for different terms, AirBnB only receives one price all year round. BeeRent will always send only one price for the extra person, and it will be the highest price set!

For example:

If you had a daily price set of 10€ for an extra person per night in June, and a price of 15 € per night in July, BeeRent will send the 15€ price for the whole year.
In case that you combine different season throughout the year, or that one season is set Per Night and another season is set to Per week:
When you have an annual season set to Per night, the price considered is the one you entered, for example, 15€. 
When the season is set to Per Week,  the price you entered BeeRent will divide by 7. For example, you entered 210€ (because it is a weekly price), then the price is 210/7 = 30€, so 30€ will be the price for an extra person per night.
Between these two prices, BeeRent sends Airbnb the highest price, which is in this example  30 €.
So, when someone wants to book an accommodation in the season period set to Per night, this is how the price is calculated: Main_price + 30 * number of nights.

Conclusion: Always enter daily prices when the season is set to Per night, and always enter weekly prices when the season is set to the Per week option. Airbnb is the only channel where the highest price for an extra person is always sent.

Amenities and extra fees

Some of the amenities, for example, the Cleaning fee, are charged while booking a stay on the Airbnb sales channel, no matter the option chosen on our website (on site option, or on booking option). Before adding the amenities to your listing, read Airbnb’s terms and conditions.

Choose how to include the Airbnb service fee in your price

On your Airbnb account you can choose how to include the Airbnb service fee in your price. The service fee helps operate the Airbnb platform, including services like 24/7 customer support and credit card processing.

If you want to control your listing’s final price before taxes, or if you host on other websites, you can include a service fee in the price you set.

  1. Include all Airbnb service fees in your price – No service fees will be added to your nightly price. You’ll pay a 14% service fee out of the price you set.
  2. Add Airbnb guest service fees to your price – You’ll pay a 3% service fee out of the price you set. Your guests will pay a service fee of up to 20%, which will be added to your nightly price.

Note:
– Airbnb’s service fees apply to the booking subtotal, which includes base rate, cleaning fees, and any additional guest charges.
– Airbnb collects an additional 2% service fee on all bookings of listings with a SuperStrict cancellation policy (under either fee option above).


Note: Because of different systems and discount calculation processes, there is a possibility that there will be a difference in the final price between BeeRent and Airbnb. In some rare instances, the final price can vary from -5% to 5% in difference from the expected price.
