When making an accommodation unit, it is very important to create all possible discounts and opportunities that you may have and want to activate at some point in the year. This does not mean the discount has to be activated as soon as you create it, but it is necessary to define the validity and travel period of the discount in advance.  

For example, if you create a presentation of the accommodation unit long before the start of the reservation season, you can set a minimum stay of 5 or 7 nights (during high season).

However, in Opportunities, you can define that if the term is not filled by the end of March, an opportunity will activate with an option of booking only 3 or fewer nights (shorter term).

Or, for example, by the end of May, not all terms have been filled and you have free periods of one or two nights, you can allow guests to reserve even shorter stays, but with a price increase.

This way, you do not have to worry about having empty space in your calendar, since our system will base itself on previously defined opportunities so that each term is filled with reservations.

Note: If you activate promotions on a sales channel and in BeeRent at the same time, they will automatically be aggregated.

Note: HomeAway and Airbnb sales channels have a different way of calculating discounts in case you apply 2 discounts for the same period. The process of creating discounts for these channels is unique and will be described on the bottom of this page. You can click here to read now.


Step 1

To add discounts, click on the Discount / Opportunities section in your accommodation unit. Choose one of the four given options by clicking on the designated button:


Step 2

Once you enter all the desired discounts, you can check them all in one place, as shown in the image below:

Here you can also edit or remove discounts by clicking on the Edit or Delete button in the Tools column.

Note: You may add as many discounts as you want, you can even add the same type of discount more than once, but it is not allowed for the dates to overlap for the same types of discounts in one accommodation unit.


Long Stay discount

Long-stay discounts are based on the length of stay during booking. Click on this discount to add it, and a new pop-up window will appear.

Please enter the needed data in these fields:

  • Opportunity name – a personal opportunity name
  • Valid period – a period in which you wish to activate this opportunity
  • Travel period – a period in which guests are allowed to reserve or stay in your accommodation unit
  • Rate plans – the discount will apply only to the selected rate plan. If you do not select a specific rate plan the discount will apply to all active rate plans.
  • NOTE: Standard (HomeAway) and Standard (Airbnb) are special rate plans for those channels. If you choose only the Standard rate plan, the discount will not be applied to HomeAway and Airbnb.

After you have entered all the requested data, click on the Add new period button.

At this moment, the New opportunity window will expand, as shown in the image below:

As you can see from the image above, you need to define the following:

  • Percentage (%) – Please, always use the minus (-) prefix to decrease the base price with this discount.
  • Include as extra – If you choose Yes, the discount will apply to the additional prices set for amenities, like Pets, Cleaning fee, Deposit…
  • Days – Select a range of days from 1 to 99 days, that the future guest must reserve in order for this discount to be valid

To close this window, and not save the data, click on the Remove button.

After you’ve defined all the needed information, click on the Save changesbutton, this opportunity will save and be added to the Discounts / Opportunities page. To cancel the input of data, click on the Close button.


Early Bird discount

The second type of discount is the Early bird discount, and it is based on the number of days before the arrival at the facility.

Please enter the needed data in these fields as you can see from the list below:

  • Opportunity name – a personal opportunity name
  • Valid period – a period in which you wish to activate this opportunity
  • Travel period – a period in which guests are allowed to reserve or stay in your accommodation unit
  • Rate plans – the discount will apply only to the selected rate plan. If you do not select a specific rate plan the discount will apply to all active rate plans.
  • NOTE: Standard (HomeAway) and Standard (Airbnb) are special rate plans for those channels. If you choose only the Standard rate plan, the discount will not be applied to HomeAway and Airbnb.

After you have entered all the requested data, click on the Add new period button.

Last minute discount

The discount opposite the Early bird discount is the Last minute discount.

Please enter the needed data in these fields:

  • Valid period – a period in which you wish to activate this opportunity
  • Travel period – a period in which guests are allowed to reserve or stay in your accommodation unit
  • Rate plans – the discount will apply only to the selected rate plan. If you do not select a specific rate plan the discount will apply to all active rate plans.
  • NOTE: Standard (HomeAway) and Standard (Airbnb) are special rate plans for those channels. If you choose only the Standard rate plan, the discount will not be applied to HomeAway and Airbnb.

Special Discount

In addition to the pre-defined discounts, you can also add a special discount. The difference is that it applies to the entire travel period of your choosing, that is, it is independent of the length of stay or the number of days before arrival.

Please enter the needed data in these fields:

  • Opportunity name – a personal opportunity name
  • Valid period – a period in which you wish to activate this opportunity
  • Travel period – a period in which guests are allowed to reserve or stay in your accommodation unit
  • Rate plans – the discount will apply only to the selected rate plan. If you do not select a specific rate plan the discount will apply to all active rate plans.
  • NOTE: Standard (HomeAway) and Standard (Airbnb) are special rate plans for those channels. If you choose only the Standard rate plan, the discount will not be applied to HomeAway and Airbnb.

Discount differences on sales channels

HomeAway and Airbnb algorithms sum up all discounts into one, therefore you should be careful when adding more than one discount for these sales channels. Bellow you can find an example on how to correctly set up discounts for Airbnb and HomeAway:

Example

  • Total amount for a reservation of 8 nights is 1.000€
  • Long Stay discount is applied to all sales channels of 50%
  • Last minute discount is applied to all sales channels of 30%
  • Both discounts are applied for the same period (season)

Example 1 – all sales channels except HomeAway and Airbnb

First, we will calculate the total reservation amount, including above mentioned discounts, in case the reservation comes from any sales channel except HomeAway and Airbnb:

  • Long stay discount is calculated: 100% (1.000€) – 50% (500€) = 500€
  • Last minute discount is calculated from the already reduced value of the long stay discount : 30% out of 500€ is 150€
  • End price that the guest would pay is calculated:
    total price 100% – long stay 50% – last minute 30%
    total price 1.000€ – long stay 500€ – last minute 150€ = 350€

Example 2 – HomeAway and Airbnb – until 19.08.2019.

  • Long stay discount is calculated: 100% (1.000€) – 50% (500€) = 500€
  • Last minute discount is calculated from the base of the total price : 30% out of 1000€ is 300€
  • End price that the guest would pay is calculated:
    total price 100% – long stay 50% – last minute 30%
    total price 1.000€ – long stay 500€ – last minute 300€ = 200€

In this example the end price is incorrect, it is lower than expected.

HomeAway and Airbnb – correct discount calculation

Starting from 19.08.2019. there are two new Rate Plans in the Discounts section that you can choose, the ”Standard (HomeAway)” and ”Standard (Airbnb)”. These two rate plans only refer to the HomeAway and Airbnb sales channels.

In case you have only one discount, leave the Rate Plan filed empty for the discount to apply to all sales channels.

To create another discount for the same period that will apply only to HomeAway, in the rate plan section choose the ”Standard (HomeAway)” rate plan.

To create another discount for the same period that will apply only to Airbnb, in the rate plan section choose the ”Standard (Airbnb)” rate plan.

For the discount to refer to both sales channels choose both the Standard (HomeAway) and Standard (Airbnb) rate plans.

For the same discount to refer to all other sales channels, excluding HomeAway and Airbnb, create a new discount with the same data but in the Rate Plan field choose only Standard.

For the HomeAway and Airbnb sales channels you need to enter a lower percentage in order to get the same price as for the other channels.
